CHICAGO (April 25, 2024) — Related Midwest is proud to announce The Row Fulton Market has been selected by Green Building Initiative (GBI) as the 2023 Green Globes Project of the Year runner-up-. The 43-story, 300-unit residential high-rise in Chicago’s historic Fulton Market District achieved Three Green Globes recognition as part of GBI’s science-based, three-in-one certification system, which assesses performance in environmental sustainability, health and wellness, and resilience.
Located at 164 N. Peoria St., The Row opened in 2023 and is Related Midwest’s first Green Globes-certified project. It is only the second property in Chicago to earn Three Green Globes certification.

Working with project partners including Cyclone Energy Group, Morris Adjmi Architects, Stantec, BOWA Construction and Salas O’Brien, Related Midwest prioritized sustainable construction methods and energy-efficient technologies to reduce The Row’s environmental impact.
Buildings must meet at least 70% of the applicable criteria to receive Three Green Globes certification. GBI’s environmental assessment areas include project management, energy, water, material and resources, emissions, indoor environment, and site. Factors that led to The Row’s recognition as the 2023 Green Globes Project of the Year runner-up include advanced energy modeling, use of high-efficiency HVAC systems, water conservation measures, low-carbon material selection and improved indoor air quality. The building is also equipped with 12 electric vehicle charging stations and provides complimentary bike storage.
The Row is the first high-rise in Chicago to be co-built by an African American-owned general contractor, BOWA Construction, which coordinated with Related Midwest’s contracting division, LR Contracting Company. BOWA and Related Midwest have collaborated on multiple projects to date, such as the Taylor Street Library and Apartments at Roosevelt Square, Lathrop and 400 Lake Shore, now under construction at the confluence of the Chicago River and Lake Michigan.
As one of the first 80/20 buildings in Chicago under Affordable Illinois legislation, 20% of residences at The Row, or 60 apartments, are set aside as affordable housing. The Row offers convertible, one-, two- and three-bedroom apartments, including penthouses, ranging in size from 620 to 1,929 square feet.
