Rehabbing and improving affordable housing doesn't just change the living experience for residents—it also transforms the neighborhood around them. As the largest developer of affordable housing in the Midwest, Related Midwest is always looking for opportunities to preserve affordable buildings so they can continue to be community assets for years to come.
With this mission in mind, Related recently rehabbed two affordable buildings in Chicago—Circle Park Apartments in the Near West Side and Morningside Court Apartments in Rogers Park—each of which is invaluable to their neighborhoods.
Related acquired Circle Park Apartments in 2021 with a plan to preserve the long-term affordability of the building’s apartments. Working alongside Nia Architects and LR Contracting, Related Midwest’s in-house contracting partner, the team rehabbed 239 affordable apartments—-while bringing the building’s remaining 179 unrestricted apartments under new affordability restrictions, ensuring the entire community is now affordable. The community also includes a common room for seniors, a fitness center, a playground, a sports court, grill stations and picnic tables. This work ensures the building will remain an affordable haven for West Side residents for at least another 30 years.
At Morningside Court Apartments, also purchased in 2021, Related’s goal was to bring the building’s affordable senior apartments up to date with modern touches and amenities. Related worked with architect Bailey Edwards and LR Contracting to preserve and renovate the building’s 171 apartments with upgraded kitchens, bathrooms, flooring, A/C units and fresh paint—as well as a new roof, boilers and improved common areas.
